Why A Title Search?

Just what is accomplished in a title search? Since the title is the right of ownership, the title search clarifies who is indeed the legal owner of a property. The search involves tracing the unbroken history of the property's ownership.
A clear title is one against which no one, such as a subcontractor; lender or previous owner has a claim.
A clouded title is one, which has a defect of some sort, perhaps a lien against the property, or a question of ownership because the history of the title is not clear.
Title insurance protects the insured against hidden defects in the title.
