In compiling the CMA, your agent takes room measurements, and documents other characteristics of your property such location and size of lot, type and number of rooms, and features such as recent updates, flooring, basement, etc. The agent then makes a comparison to similar properties in your area that have recently sold, are currently listed, or have been taken off the market within the last six months.
